As a new property homeowner, your new water softener will be VAT exempt
It’s worth knowing that, if you are about to move into a brand new Redrow home – you could be in line for an immediate 20% saving on a new water softener.
Can’t be bad, can it!
So why is this? Well, as long as the property has yet to be signed off, if you decide to have a water softener installed before that happens, the price of the water softener will be exempt from VAT, or zero rated.
The reason for this is that water softeners are classed as white goods, which are all eligible for VAT exemption on new build properties.
Moving into a pristine new property is always a time of great excitement. So why not take full advantage and go for a high quality, energy saving water softener at the same time.
Claiming your 20% VAT exemption
If you have a water softener fitted in your brand-new home before you move in, you are entitled to claim a VAT refund. To be eligible, you must apply to HM Revenue and Customs (HMRC) within 3 months of the work being completed.
To ensure the installation is zero-rated for VAT, it must take place during the construction stage of the project or be very closely related to it. This is known as work done ‘in the course of construction’.
You won’t be able to claim zero-rate VAT on the water softener installation after the new build is finished.

Why is water so hard in Sussex, Hampshire and Surrey?
Throughout much of the south-east – especially in coastal regions – living with hard water is a way of life. It’s not because of the type of rain we receive – rainwater is naturally soft. The reason why water becomes hard is down to the soil beneath our feet.
The counties of West and East Sussex, Hampshire and Surrey sit on predominantly chalky or limestone soil. This contains an abundance of calcium and magnesium minerals. Anytime rainfall seeps into the underlay, the calcium and magnesium components have the effect of changing the water from soft to hard. That’s nature for you!
Water hardness levels vary throughout the region. However, they can typically be in excess of 250 parts per million (ppm) virtually everywhere – and often much higher. On the water hardness scale, any reading above 200ppm is considered hard and 300ppm is exceptionally hard. With a water softener in your home, that reading will come down to virtually zero.
